When I first arrived in New York, I had very little besides determination and a vision for the future. I came with only $200 in my pocket, but over time, I built a career that has taken me from fashion design to real estate development. One of the areas that has always fascinated me is the city’s historic architecture. New York is full of buildings with character, history, and stories etched into their walls. My passion has become finding ways to reimagine these spaces, preserving their past while creating modern, functional, and beautiful homes and offices.
The Charm of Old Buildings
There is something about old buildings that new constructions often lack. The craftsmanship, the materials, and the sense of history are unique. When I walk into a historic building, I see more than the bricks and beams. I see the lives that unfolded there and the potential for a new chapter. Many of the properties I have worked on, from the Upper West Side to Harlem, had been overlooked or undervalued. Yet with careful planning and design, each property had the potential to become a modern masterpiece while maintaining its original charm.
Respecting the Past
One of the key principles I follow in these projects is respect for the building’s history. Renovation is not just about tearing out old features and replacing them with something new. It is about understanding what makes the building special and finding ways to enhance it. I always try to preserve original elements such as exposed brick, detailed moldings, and classic woodwork. These features tell a story and give the home personality that cannot be replicated in new construction. Combining these historic details with modern design elements creates a balance that is both timeless and innovative.
Modern Comforts in Historic Settings
While preserving history is important, functionality is equally essential. Modern homeowners want convenience, energy efficiency, and comfort. Part of my approach is integrating modern systems into these historic spaces without detracting from their character. Energy-efficient windows, updated plumbing, and climate control systems can all be installed in ways that maintain the building’s aesthetics. I have also found that smart lighting, open floor plans, and modern kitchens can transform an old space into a home that meets today’s lifestyle needs while honoring its past.
Eco-Friendly Renovations
Sustainability has become a major focus in my work. Many of the buildings I renovate are decades old, and updating them to be eco-friendly is both a challenge and an opportunity. I have completed several projects where we used sustainable materials, improved insulation, and installed energy-efficient systems. One of my favorite projects was a historic home that won recognition for being the greenest, most eco-friendly house in New York City. Bringing old buildings into the modern age does not have to come at the expense of the environment. In fact, renovating an existing structure can be far more sustainable than building from scratch.
Inspiration from Fashion and Art
My background in fashion continues to influence my work in real estate. Just as I once designed clothing that combined style with functionality, I now design homes that blend beauty, comfort, and practicality. I also draw inspiration from art. A well-designed space should evoke emotion and create a sense of harmony. Integrating color, texture, and form into these historic spaces makes them feel like living works of art. Each building presents a new challenge, but also a chance to create something unique and memorable.
Challenges and Rewards
Renovating historic buildings is not without its challenges. Each property comes with its own quirks, unexpected issues, and restrictions. Permits, zoning laws, and structural limitations can make projects complex. However, these challenges are part of what makes the work rewarding. When a project is completed and the space comes alive with modern elegance while still reflecting its history, there is a profound sense of accomplishment. I love seeing how families and tenants respond to these spaces, appreciating both their past and their present.
New York as a Living Canvas
New York City is the perfect place for this type of work. Its streets are lined with buildings that span centuries, each with its own story. The city is constantly evolving, but the historic structures serve as anchors to its identity. Working in this environment allows me to combine my passion for architecture, art, and design while contributing to the city’s ongoing story. Every project is a chance to take a piece of history and turn it into something modern, functional, and beautiful.
A Personal Mission
Reimagining historic spaces is more than a career for me; it is a personal mission. I enjoy the challenge of balancing old and new, history and innovation, aesthetics and practicality. Every building I work on is an opportunity to honor its past while giving it a new life. It is deeply satisfying to take a property that may have been forgotten or neglected and transform it into a modern masterpiece that people can enjoy for years to come.
New York is a city of energy, creativity, and resilience. Its historic buildings are treasures that deserve thoughtful care and innovative design. For me, turning these old structures into modern homes and spaces is a way to celebrate the city’s history while shaping its future. With each project, I aim to create spaces that are beautiful, functional, and sustainable, proving that the past and present can coexist in perfect harmony.
